We accept no liability for any injuries or accidents incurred by you or your guests and you accept full responsibility for your health and safety while you stay at Sleepy Bear Cabins. These rules are for your comfort and safety and those of all other users on the property.
Checking In/Out: Check-out is by 11 AM daily. Check-in is after 4 PM daily. Please do not leave dirty dishes in your cabin. Please remove cooked and/or stored food from the refrigerator. If you have food that you do not want to trash or carry home with you please leave it with us, but make sure all dishes and utensils are removed and washed. Lock all the windows and doors and leave the door key secured inside the lock box with the code scrambled.
Damages: You are responsible for keeping the cabin clean during your stay and for leaving the cabin in good condition. You are staying in a "privately owned cabin" and we ask that you would care for it as you would want guests to care for your own home. If we find that items are missing or damaged we will charge your credit card to replace or repair the item(s) after your departure. All cabins are checked prior to check-in and right after check-out. Please do not re-arrange the furniture in your cabin as this may result in damages.
Pets: Our pet policy is simple - NO PETS. No exceptions. Please do NOT bring your pets to the cabin. Failure to comply with the cabin's "No Pets" policy will result in a extra charge of $100 per night. Any pet hair or pet urine will result in a $100 cleaning charge. Scratch marks will be repaired and the cost will be billed to your credit card. Failure to comply with the "NO PETS" policy will result in an extra charge of $100 per night, billed to your credit card after departure.
Stays: A two-night minimum stay is required on all reservations. A three-night minimum stay is required during major holidays. One-night stays will be considered on a case-by-case basis only.
Payment: We accept PayPal, credit cards, checks and cash. Credit card payment is through PayPal, and we accept all their approved major credits cards. A deposit of one night’s stay will be processed on all confirmed reservations and applied towards the total balance. Once invoiced, the deposit must be paid within 7 days, or the reservation will be canceled. The remaining balance will be collected at the time of arrival.
Rates: The nightly rates listed on the website are based on the size of the cabin and include county and state sales tax. We do not charge for extra guests, but please, be reasonable. When we say ‘sleeps up to 4’ or ‘sleeps up to 12’, we mean that as our safe maximum. Our cabins are only equipped to handle this number of people. Additional extra people over the maximum are not allowed to stay in the cabin.
Cancellations: All cancellations or changes must be made 14 days prior to arrival. A deposit of the first night’s charge will apply on all reservations. Weather conditions do not constitute an exception to our cancellation policies. If you cancel at least 14 days prior to your arrival date, you will be refunded your one night deposit. Cancellations within the 14 days prior to your arrival date will result in loss of your deposit.
Smoking: All the cabins are non-smoking cabins. DO NOT SMOKE IN ANY OF THE CABINS. Smokers, please use outside ash can in the screened porches of the small cabins and on the deck and front porch of the large cabin. Please do not throw cigarette butts on the ground. Please refrain from smoking around any of our other guests. If the cabin smells of cigarette smoke after your departure, an additional cleaning fee of $150 per night will be billed to your credit card after departure.
Quiet Hours: Disruptive behavior (e.g. shooting guns, shouting, banging on walls, fireworks, etc.) is not allowed and will not be tolerated on Sleepy Bear property. Outside loud music is prohibited at all times. Quiet hours are from 10 PM - 7 AM. Please be respectful of those guests who are here for quiet and solitude.
Internet Service: Sleepy Bear Cabins is not responsible for internet or cell service at any cabin. WiFi service, cell signal and TV service are subject to the vagaries of the weather and because we are rural, the service may be significantly poorer than in a town or city. We will do what we can to help, but please bear this in mind - this is NOT a service we provide and we cannot guarantee service to you.
RV Parking & Tent Camping: We currently cannot accommodate RVs or tent camping. However, a pup tent for kids' play is fine. Families renting a cabin may put up a sleeping tent with prior arrangements made and a fee paid.
ATV Riding: 4-wheelers are not legal to drive on the county roads (around the cabins) or on cabin property. Do NOT ride these onto or off of the property. The State Police are around.
Trash: Place trash inside the provided trash barrel with the lid tightly secured. Trash barrels are located inside the screen porches of the smaller cabins and on the back deck of the large cabin. Please latch porch screen door on smaller cabins to deter forest animals from getting access to the trash. If all trash does not fit in provided trash barrel, please place additional trash inside the cabin in secured trash bags. We only pick up trash for cabin stays longer than 3 days.
Wildlife: Please know that you are likely to encounter wildlife and that some can be very dangerous. Yes, deer can and do kick and butt people, especially when mating or protecting a doe or a fawn. There are also wild horses in the area. They are NOT tame, and have been known to injure tourists. Raccoons bite. They are NOT friendly. Please do not feed, or attempt to pet or go near any wildlife, as doing so could cause serious injury. Sleepy Bear Cabins will not be held responsible for any accidents, injuries, or medical bills that occur due to encounters with wildlife. Sleepy Bear Cabins has regular pest inspection/control and will not be held responsible nor refund monies due to inside or outside pests.
Accident/Injury: Sleepy Bear Cabins, LLC and/or the owner of the cabin you are staying in will not be held accountable for any accidents or injuries that occur during your stay. You are taking full responsibility for you and all of the members in your party when you book a stay. This includes accidents, injury or death that may occur while using the ponds, paths, decks, barbecues, or any other amenities on the property. All inherent risk is acknowledged and understood by you when booking this stay.
Lost/Left Behind Items: A $25 handling fee plus shipping charges will apply if you request us to package and ship any items you may have left behind.
Security Policy: Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transaction. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
Liability: All outdoor activities involve the possibility for risk or injury or even death. We make every effort to secure and make safe all cabins under our management. It is expressly understood and agreed that neither the owner, nor the management company of said properties shall be liable for any damages or injury to guests, their families and visitors, or to any of their property from whatever cause arising from the occupancy or use of the property by guest and their family.
Refusal of Service: We reserve the right to refuse service to any guests or visitors refusing to abide by all rules and policies.
